How builders price it
Construction in Lahore is quoted per square foot of covered area — not plot area. As a rough 2026 guide:
- Grey structure — PKR 2,200–3,500 / sq ft
- Finished, standard — PKR 3,500–5,500 / sq ft
- Finished, premium — PKR 6,000–9,000+ / sq ft
A 10 marla plot is about 2,250 sq ft. A double-storey design gives roughly 3,600 sq ft of covered area, which is where those totals come from.
Where the money goes
Three things move the number more than anything else:
- Covered area — every extra square foot is structure plus finishes.
- Finish level — flooring, kitchens, bathrooms and joinery can double the per-foot rate.
- Material prices — steel and cement shift with the market.
